At the end of this session, participants should be able to identify and respond when:
- An Appraiser has not adequately supported the value
- Subjective adjustments
- Significant differences in the actual vs. effective age
- Increase in subject's value is not adequately explained and supported
- Inconsistent information is present throughout the appraisal
- Comparable sales are outside the guidelines in terms of distance and age
- Appraiser's comments are not acceptable
- Additional comparables are not helpful
- Real estate markets are experiencing declining values
